What is the difference between an Appraisal & a BPO?
A Brokers Price Opinion is by real estate licensed individuals to establish a listing or selling price and requires only a real estate sales or brokers license.
An appraisal requires an appraisal license, either residential or commercial. Mr. Peele is licensed as a Real Estate Broker and as a State Certified General Real Estate Appraiser.
What is an Evaluation? Evaluations are used to estimate value on non-complex properties such as an owner-occupied office-condominium. They do not require an appraisal license, are NOT "appraisals" and are subject to a set of minimum guidelines established by the FDIC. They are typically used by banks in re-finance situations or if the property is less than the "diminimus."
